Property values in Monaco continue to reach new heights, with Larvotto becoming the first neighbourhood to surpass €70,000 per square metre. According to the latest data released by IMSEE, the district reached an estimated €71,167 per m² in 2025, confirming its position as the Principality’s most prestigious address.
The figures stem from a newly revised methodology, which now integrates both sales and resales alongside the construction period of properties. This updated model offers a more precise breakdown by neighbourhood, revealing striking contrasts across Monaco.
Behind Larvotto, a second tier includes Monte-Carlo, Fontvieille, La Rousse and La Condamine, where prices range between €51,000 and €54,000 per m². Monte-Carlo remains the most active resale market, exceeding €1.1 billion in transactions in 2025 alone. Newly built residences in the area now trade above €60,000 per m².
At a comparatively “accessible” level—by Monaco standards—Les Moneghetti and Jardin Exotique remain below €46,000 per m², though values there have climbed nearly 40% over the past decade.
New developments are driving much of the surge. Properties built between 2020 and 2029 average €65,602 per m², more than €23,000 above pre-1940 buildings.
Despite record prices, demand remains resilient. In 2025, 493 transactions generated €5.9 billion in volume, while the average resale price hit €7.6 million—another historic milestone for Europe’s most exclusive real estate market.
