The highly anticipated Mareterra district, set to open next month, has already earned the title of the world’s priciest real estate, as reported by the Financial Times. Designed by architectural legends Renzo Piano, Tadao Ando, and Lord Norman Foster, some properties have reached prices of €120,000 per square meter—and all have been sold.
Monaco, a haven for the global elite, has limited options for expansion. Its latest solution is Mareterra, a land reclamation project adding six hectares to its compact footprint. This €2 billion venture includes 110 apartments, four townhouses, and 10 luxurious villas. Half of the area is dedicated to public spaces, including a 500-meter promenade along the coastline.
Monaco’s First Eco-District
Prince Albert II calls Mareterra a milestone in sustainability, balancing environmental preservation with urban innovation. Designed to Haute Qualité Environnementale (HQE) standards, the district incorporates 9,000 m² of solar panels, energy-efficient heat pumps, and a rainwater irrigation system. Over 40% of the area is green space, featuring nearly 1,000 trees and Provençal-inspired landscaping with ponds and pathways.
Renzo Piano’s contribution, “Le Renzo,” is a standout feature. This 62-meter-high structure, designed to resemble a cruise ship, offers 50 apartments starting at 400 m². Elevated on columns, it also includes spaces for shops and restaurants beneath its stunning façade.
Commitment to Conservation
Environmental measures were prioritized from the project’s inception. Fishermen relocated marine life, including bass and Posidonia seagrass, while coral reefs were safeguarded. The foundation involved dredging to a depth of 50 meters and installing concrete caissons designed to foster marine biodiversity.
